BIM for As-Built & Fit-Out Services!

BIM is gaining ground in fit-out construction, and having the right team is crucial to enhancing processes and results. Fit-out projects differ from new builds; they involve accurately recording existing conditions and coordinating design intent with all stakeholders. The goal is to coordinate systems, resolve all clashing items, and optimize systems with recognized opportunities during coordination.

BIM services provided for As-Built/Fit-Out include:

  • 3D Scanning
  • 3D Modeling of Architectural, Structural & MEP Systems
  • 3D Modeling for As-Built
  • VDC Coordination
  • Clash Detection & Reporting
  • Shop & Fabrication Drawings
  • BOM (Bill of Materials)

Contractors using BIM report tangible on-site improvements, especially in installation and construction sequences. BIM also bridges the gap between fit-out work and building management systems, enhancing asset management.

Trades We Model & Coordinate:

  • Architectural
  • Structural
  • Mechanical, Electrical, and Plumbing
  • Acoustic, Lighting, Sprinkler, Fire Alarm, Communication/IT, Security/AV

Our Steps to Ensure Successful Delivery for all Stakeholders:

  1. Site Survey – Recording of existing conditions
    • Detailed BIM model, thorough site survey, and 3D scanning.
  2. Modeling of Design/Construction Documents
  3. VDC Process – Once design intent is modeled, coordination efforts start to either resolve clashes or optimize installation/production processes.
  4. Confirmation of BIM Model for Final Approvals
    • We facilitate the sign-off process with subs to ensure decisions are reviewed and confirmed.
  5. Shop Drawings – Once sign-off is achieved, we move to shop drawings for each trade and get those approved by each trade.
  6. After shop approvals, we help with fabrication documentation.

Following the construction schedule, we record conditions to confirm design intent and make revisions to the model if site revisions are made. We provide as-built models as a final delivery, which record final decisions and installations on-site, including both images/data cut sheets and accurate 3D models.
